
A building site in a major Asian city had remained undeveloped for many years – until the owners decided it was time to explore the architectural potential of the property. Their request was modest. Please determine the highest and best use for the lot.
Determining the Highest and Best Use
After conducting an analysis of the zoning and building codes, researching the availability of utilities and conducting a market study, we determined that a mixed-use tower might be a good fit.
Dual Residential Towers With Luxury Units
The resulting design effort evolved into a composition that includes two connected residential towers. Each floor of the towers contains 4 luxurious residential units. The design also permits individual units to be combined with adjoining units.
Scalloped Terraces and Tropical Shading
The scalloped terraces, constructed of reinforced concrete, evoke flowers unfolding on a bright morning. Serving double duty, these terraces also serve as shading devices by protecting the units below from the full impact of the harsh, tropical sun. Additionally the complex geometry of the architecture will ensure the building will become a point of interest in the neighborhood.
A Vibrant Ground-Level Experience
The base of the building, which is enveloped by a decorative, laser-cut screens, envisioned as a restaurant or private club.
Structural Advantages of the Site
A parking garage is located beneath the building, taking advantage of the excellent load resistant hardpack geology of the site – as well as an extremely deep water table.
Earthquake Resistance and Biophilic Enhancements
This modern, technically sophisticated building will be earthquake resistant due to a number of engineering features – especially the structural cores located within each tower. The biophilic enhancements, especially the use of plants, natural wood finishes and gardens will be paired with several energy saving strategies such as additional insulation and ventilation.
